Kitchen renovation in Manotick
The kitchen is the room where a Manotick renovation quote most often surprises people, and the surprise is size rather than rates: an estate kitchen carries more cabinet than a city one, and cabinets are close to half the bill. This page sets out the 2026 numbers by tier — refresh, full renovation, layout change — the cabinet and countertop prices behind them, what a well and a septic system change about the plan, and the three contractors we would call, beginning with the one whose office is in the village. Bathrooms have their own page; basements and additions are on renovation contractors.

Why we'd call them what Manotick Kitchen and Bath says about itself

Support Local · Manotick means the business operates from K4M — a storefront, yard, office, or a documented owner or mobile base here — not that it merely covers the area (how we test it). Independent means locally owned rather than a chain or franchise.
manotick.co is a directory, not a party to any work. Every button above goes straight to the business; any quote, contract, warranty or dispute is between you and them. Confirm licence and insurance and get it in writing before work starts — terms.
Greely too. Greely (K4P) is eight kilometres east along Mitch Owens Road and on the same wells and septic; most of the businesses on this page serve it as well as Manotick — say "Greely" when you call and confirm any travel charge. For the trades with a yard or office in Greely itself, see contractors based in Greely.
Who is the best kitchen renovator in Manotick?
Short answer: C. Veh is the only one based in the village and the one to start with if walls are moving, because the drawings and the build come from the same office. Manotick Kitchen and Bath — Hunt Club showroom, village name — is the cabinetry specialist, building its own boxes and publishing a five-year warranty, which is the right call when the kitchen is mostly about the cabinets. Huyvan is the forty-year Greely generalist with the longest record of the three.
| Business | Based | Ownership | What sets them apart |
|---|---|---|---|
| C. Veh Construction & Renovations | Manotick (K4M) | Independent | The only kitchen renovator here whose premises are in Manotick; an architectural technologist's own drawings, which is what a wall-removal kitchen needs before a quote means anything. |
| Manotick Kitchen and Bath | Ottawa (Hunt Club) | Independent | Builds its own custom cabinetry and publishes a five-year warranty — the specialist pick when cabinets are the kitchen; showroom is on Swansea Crescent, not in the village. |
| Huyvan Construction | Greely | Independent | Founded 1986 and BBB accredited since 2003 — the longest record of the three — and carries the adjacent trades rather than subbing them out. |
A comparison of the three businesses this site would call first, on facts each publishes about itself — not a ranking of every kitchen renovator working in K4M, and not a rating. "What sets them apart" is our opinion, formed from the criteria we publish. No business has paid for a place in this table, and payment would not change it. Confirm licence and insurance directly before you hire.

Three tiers, and which one you are actually in
Almost every kitchen quote in K4M falls into one of three tiers, and knowing yours before the first site visit saves a month. A refresh keeps the boxes and the layout: sprayed refinishing or refacing, new counters, backsplash, sink, lighting and hardware — $15,000 to $30,000, two to four weeks, and it does most of the visual work for a third of the price. A full renovation on the same layout — new semi-custom cabinets, quartz, new floor, same sink wall, same island — is $40,000 to $80,000 here and six to ten weeks, five to seven of them without a kitchen. A layout change — a wall coming out, the sink moving to the island, a range moving to an exterior wall for the hood — is $75,000 to $150,000 and up, because every trade is now on the job and a permit is in play. Manotick kitchens run above the Ottawa figures for a plain reason: estate kitchens carry more linear feet of cabinet and an island that is a piece of furniture, and cabinets are 35 to 45 per cent of the bill.
Cabinets: where the money goes, in order
From the bottom: IKEA boxes with a professional install, $6,000 to $12,000 for a typical kitchen; big-box stock lines, $8,000 to $18,000; semi-custom (standard boxes, made-to-order fronts and sizes), $18,000 to $32,000; and full custom from a local shop, $35,000 to $60,000 and beyond. The honest advice that not every contractor volunteers: if the boxes are square and the layout works, sprayed refinishing at $3,000 to $7,500 gets you eighty per cent of the look of new for a tenth of the money. Refacing — new doors and drawer fronts on the old boxes — sits between, at roughly half the cost of replacement. Buy appliances yourself rather than through the contractor; the mark-up is typically 15 to 25 per cent and the warranty is the same.
Countertops and the island
Mid-range quartz installs at $80 to $120 a square foot, so a 55-square-foot kitchen with an island is $4,500 to $6,600 in counters; premium quartz and porcelain slab run $150 to $250 a foot. The island is where estate kitchens spend: a 10-foot slab with a waterfall edge is a single piece, a two-person lift, and often a seam decision that should be made on the drawing, not on install day. If the island is getting a sink or a cooktop, that is a plumbing or gas run under a slab or through a joist bay — price it before you fall in love with the layout.
What changes on a well and a septic
Two things. First, water: if the house is on a well, the kitchen is where you taste it. Plan the under-sink reverse-osmosis unit and its dedicated tap now, while the cabinet is open, because retrofitting RO behind a finished sink base is a needless expense — and confirm the kitchen cold line is on the softened loop only if you want it to be; many households keep a hard-water tap for drinking. The water treatment page covers the options. Second, drains: a dishwasher and a second sink add fixture units, and a garburator is a genuinely bad idea on a septic system — ask any pumper. Neither usually triggers a septic review on its own, but adding a bedroom in the same project does, and the review goes through the RVCA's Ottawa Septic System Office rather than the City.
Walls, beams and the permit
The kitchen-to-family-room wall in a 1980s or 1990s Manotick two-storey is often load-bearing. Taking it out means an engineer's letter ($1,000 to $2,500), a steel or LVL beam, temporary shoring and a City of Ottawa building permit — budget $4,000 to $9,000 for the structural package on top of the kitchen. Any change that extends or moves plumbing or gas needs the permit too, as does new electrical beyond like-for-like replacement, which needs an ESA notification. Replacing cabinets and counters on the existing layout needs no permit at all. Full permit rules are on the renovation contractors page.
Getting a straight quote
Send all three contractors the same scope sheet: layout stays or changes, cabinet tier, counter material, who supplies appliances and fixtures, floor in or out. Ask for cabinets, counters, electrical and plumbing as separate lines; the total hides where the money is. Ask for a lead time on cabinets in writing — semi-custom is commonly six to ten weeks from sign-off, custom longer — because that, not the crew, sets the calendar. And ask what the kitchen-out period is: a good contractor will set up a temporary sink and a counter for the microwave without being asked. Winter is the easiest time to book a crew; cabinet lead times mean a January sign-off is a March start.
Common questions
Who is the best kitchen renovator in Manotick?
How much does a kitchen renovation cost in Manotick?
In 2026, a refresh that keeps the boxes and layout runs about $15,000 to $30,000; a full renovation on the same layout with semi-custom cabinets and quartz $40,000 to $80,000; and a layout change with structural work $75,000 to $150,000 or more, all before 13 per cent HST. Manotick kitchens tend to sit above Ottawa averages because estate kitchens carry more cabinetry and a larger island.
What is the cheapest way to update a kitchen?
If the cabinet boxes are sound, sprayed refinishing at $3,000 to $7,500 plus new counters and hardware achieves most of the visual change for a fraction of a full renovation. Refacing — new doors on old boxes — is the next step up at roughly half the cost of replacement.
Do I need a permit for a kitchen renovation in Manotick?
Not for replacing cabinets, counters and fixtures in place. You need a City of Ottawa building permit if a wall is removed or altered, plumbing or gas is extended or moved, or a structural opening changes. New electrical circuits need an ESA notification. Adding a bedroom in the same project can also trigger a septic review.
How long does a kitchen renovation take?
A refresh is two to four weeks. A full renovation is six to ten weeks of construction, with the kitchen out of service for five to seven of them, plus cabinet lead time before work starts — commonly six to ten weeks for semi-custom. Structural layout changes run ten to eighteen weeks.
Can I have a garburator on a septic system?
You can, but no septic contractor recommends it: ground food waste adds solids that shorten the pump-out interval and can shorten the life of the bed. Compost instead. A dishwasher is fine.
Should I buy appliances through the contractor?
Usually not. Contractor pricing on appliances typically carries a 15 to 25 per cent mark-up and the manufacturer's warranty is the same either way. Give the contractor the model numbers early so the cabinet openings are cut to fit.
