Homes for sale in Greely: where to look, what sells, what it costs

If you searched homes for sale in Greely, here is the honest map: where every listing actually appears, what is usually on the market and at what price, the two builders selling new homes in the village in 2026, the agents who work it, and the four offer conditions that a well-and-septic village demands. This site does not host listings; it tells you where they are and what they mean.

Where the listings actually are

manotick.co does not host listings — a directory that copies an MLS feed is wrong the day it publishes. Every home for sale in Greely appears on REALTOR.ca within hours of listing; that link is the Greely page, which showed 88 listings on 21 September 2026, and the new-listings view is the one to bookmark. Search the postal area K4P as well as the word "Greely": the MLS district edges do not match the village sign, and estate listings on Mitch Owens or Manotick Station Road are sometimes filed under Ottawa or Manotick. Zolo and HouseSigma add sold history, which is where the real prices are. One brokerage is physically in the village — Equity One, on South Village Drive in the Village Centre — and the Manotick Main Street brokerages list here constantly; both are in the table below. New construction is not on MLS at all: it is at the builders' sales offices, covered further down.

What is usually for sale, and for how much

Greely is a detached-house market priced about a quarter above the Ottawa average, and a thin one: the portals counted 55 to 88 active listings in September 2026, 23 sales in August (double the August before), and 40-odd days on market. The numbers disagree with each other because the samples are small and mixed — a vacant lot or a mobile home drags a median down, a $3-million estate drags an average up — so treat them as a map, not an appraisal: Wahi put the August 2026 median sale at $885,000, Zolo the September average sale at $1,088,000 with an average list of $1,108,000, and the median list price for houses sat at about $1.1 million. The honest sentence is that most Greely detached homes trade between roughly $850,000 and $1.3 million, with the lakefront and estate homes well above that. What sorts the price is the lot, the water and the age of the mechanicals.

New construction in Greely

Two builders are selling new homes in the village in 2026. Phoenix Homes is selling Shadow Ridge Phase 2, off Bank Street north of Mitch Owens — eleven plans from 1,691 to 3,543 square feet on 66-by-130-foot lots, bungalows from $922,124 and two-storeys from $966,372 to $1,178,580, with three-car-garage options; there is no model home in Greely, so sales run from Phoenix's head office in Carp (613-470-1336). Bulat Homes is selling Quinn Farm, half-acre estate lots off Rangeland Avenue with 2,200-to-3,700-square-foot models and pricing on request, from a by-appointment sales centre at 1525 Rangeland (613-723-1008). Sunset Lakes Developments, the company that built most of modern Greely, still sells the odd lot. Custom builders based in the village — Patterson, Brenmar and others — are on the trades page. Tamarack, Uniform, Minto and Caivan have nothing in Greely; their nearest are Manotick's Mahogany and Stinson Place and Riverside South.

Builders' published figures on 21 September 2026; they change without notice. manotick.co has no relationship with any builder.

The golf course came first. Emerald Links, 6357 Emerald Links Drive, is a 27-hole course — the original eighteen opened in 1990 and a third nine was added in 2002 — and it belongs to the Patterson family, who also own Anderson Links in Ottawa and Cloverdale in Winchester. The subdivision grew around it, and the course is why the streets sit where they do: on a good number of these lots the fairway is the back yard.

Phases 1 and 2 are estate homes on roughly one-acre lots, built out around the course over the two decades after it opened. This is the established part — mature trees, wide frontages, a mix of 1990s and 2000s custom builds, and the club at the centre of it.

Phase 3 is the one to know about. It broke ground in 2022 off Manotick Station Road: fifty lots, two acres each. The lots sold out quickly and roughly twenty houses are built or under construction as of 2026, so the street is still filling in. Three things separate it from an ordinary subdivision.

What is different about the Phase 3 estate lots
WhatWhy it matters
Two-acre lotsGreely is mostly half-acre to one-acre. Two-acre lots with a paved road and hydro at the lot line are uncommon anywhere inside the City of Ottawa, and this release was fifty of them.
No tract builderEach owner buys the lot and engages their own builder. That is why the street has a dozen different custom builders working on it instead of four model types repeated down the block — and why no two houses look alike. Several of them are based in Greely.
Registered covenantsThe lots carry covenants including a minimum house size. Most of what is going up runs from about 5,000 up to 15,000 square feet.

Manotick Station Road puts it one road over from Rideau Forest, Manotick’s own estate area — the same commute, the same rural-services reality of wells, septic and Hydro One, on more land. The offer conditions further down this page apply here exactly as they do anywhere else in K4P.

What has changed around it

Limebank station opened on 6 January 2025 — the southern terminus of the O-Train’s Line 2, at Limebank and Earl Armstrong in Riverside South. That is a rail head a short drive north that did not exist three years ago, and Riverside South’s growth is pulling retail south along Limebank and Bank Street behind it. Farm Boy opened at 4828 Bank Street in Findlay Creek, north up Bank — the kind of grocery that used to mean a drive to Barrhaven. On the green side, Greely has walking trails and parks through the estate subdivisions, and Forest Lake Estates — a Sunset Lakes Developments community of one-acre waterfront and water-access lots, listed in the table above — adds more alongside a ten-acre municipal woodlot. The Osgoode nature reserve is minutes south. Country living with the amenities arriving behind it is the actual case for this end of Greely, and it is a different case than it was in 2020.

How we know this. The golf-course facts are from Emerald Links’ own site, read on 21 September 2026; the station opening date is OC Transpo’s. The Phase 3 figures — fifty lots, two acres, the 2022 start, the covenants and the build count — are local knowledge rather than a published document, and we have not matched them to a City of Ottawa planning file. If you hold the registered plan or the covenant schedule and something here is wrong, email hello@manotick.co and it gets fixed and logged on the corrections page.

The agents and brokerages that actually work Greely

Any Ottawa agent can show a K4P listing. The ones below either have an office in or beside the village or publish Greely pages and hold Greely listings, which is a fair proxy for knowing what a well test and a septic inspection should say. The list is not a ranking and nobody has paid to be on it.

Buying in Greely is rural buying, and the offer shows it

Every house in Greely is on a private well and a septic system, and a city buyer's standard conditions cover neither. The local offer has four conditions written by reflex: a septic inspection (a licensed inspector opens the tank and checks the bed; the City of Ottawa's re-inspection program covers some areas), a well test for both potability (Ottawa Public Health tests bacteria free) and quantity (a flow test, because a two-gallon-a-minute well on a two-acre lot is a different house), a WETT inspection if there is a wood stove or fireplace, and a check of what the lot is zoned and whether it sits in a Rideau Valley Conservation Authority regulated area. Add two Greely-specific questions: whether the house heats on propane, oil or a heat pump (natural gas is street-by-street) and, in the Sunset Lakes communities, what the owners' association fee is and what it covers. The Manotick real estate guide walks through each condition, the inspections page lists who does them and what they cost, and the septic and well pages explain what you are inheriting. Mr. Septic on Bank Street names Greely as a service area for pre-purchase septic inspections. Financing on acreage and well-and-septic homes runs on some lenders' own rules; a mortgage broker who works the villages earns the fee.

Taxes, commute and the rest

Property tax is the City of Ottawa's rural rate — lower than the urban rate because there is no transit or water levy, but on a higher assessment; the 2026 budget added about $108 to the average rural bill. The commute is about 30 minutes to downtown off-peak and 45 in rush hour up Bank Street, 15 to the airport, 10 to Findlay Creek and 10 to Manotick. There is no daily bus. Greely 101 covers utilities (Hydro One, not Hydro Ottawa), internet, schools and the village's services; the community page covers the parks, the pool and the carnival. If you are weighing Greely against Manotick, the Manotick side is on the Manotick homes for sale page: a smaller, older, walkable village with municipal services in its core, against Greely's bigger lots, newer houses and one plaza.

Common questions

Where can I see homes for sale in Greely?

On REALTOR.ca's Greely page (realtor.ca/on/ottawa/greely/real-estate), which lists every MLS listing live — search the K4P postal area too, because listings on the village edges are sometimes filed under Ottawa or Manotick. Zolo and HouseSigma add sold prices. Equity One is the brokerage in the village; the Manotick Main Street brokerages list in Greely constantly.

How much are houses in Greely?

Most detached homes trade between roughly $850,000 and $1.3 million, with lakefront and estate homes well above that. In September 2026 the portals put the average sale near $1.09 million, the August median sale at $885,000 and the median list price for houses at about $1.1 million — about a quarter above the Ottawa average. Older village homes start around $700,000; new Shadow Ridge homes start at $922,124.

How many homes are for sale in Greely?

Usually 50 to 90 across K4P: REALTOR.ca showed 88 in September 2026, Zolo 55. Sales run about 12 to 25 a month with 40-odd days on market, so a well-priced listing goes in about six weeks.

Are there new homes being built in Greely?

Yes. Phoenix Homes is selling Shadow Ridge Phase 2 off Bank Street (bungalows from $922,124, two-storeys from $966,372, sold from its Carp office, 613-470-1336) and Bulat Homes is selling Quinn Farm, half-acre estate lots off Rangeland Avenue (613-723-1008, pricing on request). Sunset Lakes Developments still sells the odd lot.

Are Greely homes on city water?

No. Greely has no municipal water or sewer; every home is on a drilled well and a septic system, including the newer subdivisions. Buyers write a well test and a septic inspection into the offer.

Is Greely more expensive than Manotick?

Broadly similar for a detached house — Greely's typical band is roughly $850K to $1.3M against Manotick's $850K to $1.5M for a village-core detached — but the products differ: Greely sells bigger, newer lots without municipal services; Manotick sells older homes on services near a main street, and its estate and waterfront homes run higher, to $3.5 million and up.

Which real estate agents work in Greely?

Equity One Real Estate (613-434-1521) is the brokerage in the village. Royal LePage Team Realty's Manotick office (The Wright Team, Steve Boxma) lists here regularly, and Ottawa teams with dedicated Greely pages include the Chell Team, Labrosse Real Estate Group, Pilon Group, MetroCity Property Group and Ali Realty Group.
