Homes for sale in Manotick: where to look, what sells, and what it costs

Not legal, financial or real-estate advice: figures are references from published sales, not appraisals, and no home is offered for sale here. Confirm everything with a licensed real estate agent and a lawyer before you offer (terms).

If you searched homes for sale in Manotick, here is the honest map: where every listing actually appears, what is usually on the market and at what price, how the bungalow, waterfront and under-$700K searches really resolve, and the four offer conditions that separate a Manotick buyer from a city one. This site does not host listings; it tells you where they are and what they mean.

Where the listings actually are

manotick.co does not host listings and will not pretend to — a directory that copies MLS feeds is out of date the day it publishes. Every home for sale in Manotick is on REALTOR.ca within hours of listing; that link opens the map already centred on the village, so widen or narrow it from there. Search by the postal area K4M rather than by "Manotick" alone — the MLS district is larger than the village and a search on the word misses estate-lot listings filed under Ottawa. The three brokerages with offices on Main Street publish their own inventory and, unlike the portals, know which listings are pending: Engel & Völkers Ottawa South, Jillian Jarvis at Royal LePage Team Realty and The Wright Team. For new construction the listings are not on MLS at all: they are at the two sales centres, compared on the new homes page.

What is usually for sale, and for how much

K4M is a thin market by Ottawa standards: roughly 220 detached sales a year, so at any given moment there are a few dozen active listings, not hundreds, and a good one goes in weeks. What you will find, most months, sorts into five kinds of property, and the price of each is set by different things.

Bungalows, waterfront, lots: the specific searches

Bungalows for sale in Manotick come from two places: Minto's Mahogany, where new bungalows and bungalow townhomes start at $889,900 and resales appear a few times a year, and the estate communities, where 1970s–90s bungalows on an acre trade from about $1.2M and are the most contested listings in the postal code because retirees and downsizers want the same thing. Waterfront is a category of its own — a handful of Rideau River listings a year, most on River Road, Long Island or Rideau Valley Drive, from about $1.8M; ask about the RVCA regulated area before you fall in love with a dock. Lots are rarer still; the estate subdivisions are built out, so a lot is usually a severance or a teardown. Homes under $700K exist but they are Mahogany townhomes and the occasional condo; a detached house under $800K in K4M is unusual enough to check why.

Buying here is different, and the offer shows it

Most of what sells in Manotick is on a private well and a septic system, and a city buyer's offer conditions do not cover either. Locals write four conditions by reflex: a septic inspection, a well test for quantity and potability, a WETT inspection if there is a wood stove or fireplace, and a check of whether the lot sits in the Rideau Valley Conservation Authority's regulated area. The real estate guide explains each, the inspections page lists who does them and what they cost, and the well and septic pages explain what you are inheriting. Financing is also slightly different: some lenders underwrite acreage and well-and-septic homes on their own rules, which is why the village has a mortgage broker.

Renting first, or retiring here

If you are not ready to buy, the renting page covers what little rental stock the village has and where it turns up; if the move is a retirement one, the retirement page covers Manotick Place and the seniors' apartments. And if you are weighing the village at all, Manotick 101 is the honest version of what living here is like.

Common questions

Where can I see homes for sale in Manotick?

On REALTOR.ca — search the K4M postal area rather than the word "Manotick", which misses estate-lot listings filed under Ottawa — and on the sites of the three brokerages with Main Street offices: Engel & Völkers Ottawa South, Jillian Jarvis at Royal LePage Team Realty and The Wright Team. New builds are only at the Mahogany and Stinson Place sales centres.

How many homes are for sale in Manotick?

Usually a few dozen at a time across K4M. The area sees roughly 220 detached sales a year and listings sell in about 53 days, so inventory turns over quickly and the estate-lot and waterfront listings often go before they are widely marketed.

How much are houses for sale in Manotick?

Village-core detached homes list at roughly $850K to $1.5M, Mahogany newer builds $800K to $1.4M, estate-lot homes in Rideau Forest, Manotick Estates and Long Island $1.8M to $3.5M and up, and Rideau waterfront from about $1.8M. Townhomes are mid-$700Ks and condos, which are rare, from about $390K. The detached average was about $1.14M in mid-2026.

Are there bungalows for sale in Manotick?

Yes, in two forms: new bungalows and bungalow townhomes in Mahogany from $889,900, and estate-lot bungalows on an acre from about $1.2M, which are among the most contested listings in the village because downsizers want them too.

Are there homes for sale in Manotick under $700,000?

Occasionally — Mahogany townhomes and the odd condo. A detached house under $800K in K4M is unusual enough to ask why. The affordable entry point is a new Stinson Place townhome from $749,900 or a Mahogany resale townhome.

Is Manotick part of Ottawa for MLS searches?

Yes. Manotick has been inside the City of Ottawa since amalgamation in 2001, and listings carry an Ottawa address, which is why searching by the postal area K4M finds more than searching "Manotick".

Which real estate agents work in Manotick?

Three brokerages have offices on Manotick Main Street: Engel & Völkers Ottawa South (Chris Lacharity), Royal LePage Team Realty (Jillian Jarvis, and The Wright Team, on Main Street since 1979). Any Ottawa agent can show you a K4M listing; the ones based here write the rural offer conditions by reflex.
