New homes in Manotick: Mahogany and Stinson Place, side by side
Two new-home communities are selling in Manotick in 2026 and they are not the same product. Mahogany is Minto's 480-acre master-planned community on the south edge of the village, thirteen years in and now into its third stage. Stinson Place is Uniform Developments' 150-home community at the Main Street gateway, launched in June 2026 and not yet built. This page puts the builders' published facts — sizes, starting prices, sales hours, status — side by side, then covers the new-versus-resale question as it plays out in a village where resale means a well, a septic bed and an acre. Figures are the builders' own on the dates shown; confirm before you rely on them.

Mahogany, by Minto
Mahogany is the reason there are townhouses in a K4M search at all. Minto has been building it since 2013 on 480 acres south of the historic village, and it is now into Stage 3: 38-, 45- and 52-foot single-family lots, bungalows and bungalow townhomes, a new six-acre park alongside a preserved woodlot, five earlier parks, the community pond and pathways, and a school site reserved for the future. The pitch is a village-scale street grid within walking distance of Main Street, and it mostly delivers on that — the walk to the mill is real, if long. Published starting prices in September 2026 were $889,900 for a bungalow and $969,900 for a two-storey; four new model homes opened on 19 September. Mahogany Harbour on the river is the community's own water access. Resale inventory from the early stages now trades in the $800K–$1.4M band on the real estate page, which is the number to weigh a new build against.
Stinson Place, by Uniform
Stinson Place is the newer and smaller of the two, and it sits in a different spot: at the gateway to the village where Rideau Valley Drive meets Bankfield Road, beside the river, rather than out on the southern edge. Uniform Developments launched it on 6 June 2026 with Hobin Architecture designing — about 150 homes across townhomes, semis, bungalows and two-storey singles from 1,412 to 3,483 square feet. Published starting prices at launch were $749,900 for a townhome, $949,900 for a bungalow and $1,009,900 for a two-storey single, with occupancy expected in late 2027. There are no model homes yet; sales run from a centre with weekday and weekend hours and a Friday closure. The townhome price is the notable one — it is the lowest published entry point into a new home in the postal code.
New build or resale: the Manotick version of the question
The trade is the one every new build carries, with a local twist. New: municipal water and sewer instead of a well and a septic bed, a Tarion warranty, current code and insulation, and a lot measured in feet rather than acres. Resale: the acre, the trees, the river, the mechanical systems you inherit — and the inspection stack that goes with a well and septic. On price, a new Mahogany bungalow at $889,900 and a village-core resale detached at $850K–$1.5M overlap, so the decision is lot and character against warranty and services rather than a price gap. Two costs new-build buyers here regularly miss: the HST treatment — new homes carry HST with a partial rebate that depends on price, and the sale price is usually quoted with the rebate assigned to the builder — and development charges and levies, which the agreement of purchase should cap in writing.
What to read before you sign
The Tarion warranty and the builder's Tarion record, which is public. The agreement of purchase and sale, reviewed by a lawyer who does new-construction work — the closing-adjustment schedule is where surprises live. The site plan for what backs onto the lot; "premium" lots that back onto the pond or the woodlot are priced as such, and lots that back onto the future school site are not. And the village guide for what the commute, the schools and the services actually are: Mahogany and Stinson Place are both a 25-minute drive to downtown off-peak and closer to 40 in rush hour, and there is no meaningful transit.

Common questions
What new homes are being built in Manotick?
Two communities in 2026: Mahogany by Minto, a 480-acre master-planned community on the south edge of the village that has been building since 2013 and is now in Stage 3, and Stinson Place by Uniform Developments, about 150 homes at the Rideau Valley Drive and Bankfield Road gateway to the village, launched in June 2026 with occupancy expected in late 2027.
How much is a new home in Manotick?
Published starting prices in September 2026: Mahogany bungalows from $889,900 and two-storey singles from $969,900; Stinson Place townhomes from $749,900, bungalows from $949,900 and two-storey singles from $1,009,900. Builders change prices without notice — confirm with the sales centre.
Are new homes in Manotick on municipal water and sewer?
Yes. Both Mahogany and Stinson Place are on municipal water and sewer, unlike the estate-lot communities around the village, which are on private wells and septic systems.
Where is the Mahogany sales centre?
108 Moretto Court, Manotick, 613-788-2776. Open Monday noon to 7, Tuesday and Wednesday 11 to 7, closed Thursday and Friday, weekends and holidays 11 to 5. Five model homes are open.
Who is building Stinson Place?
Uniform Developments, with Hobin Architecture. It is not an Urbandale project. Sales: 613-223-5420, Monday to Thursday noon to 7, Saturday and Sunday noon to 5, closed Friday.
Is a new build in Manotick cheaper than resale?
Not clearly. A new Mahogany bungalow at $889,900 sits inside the $850K–$1.5M band for a village-core resale detached. The real difference is servicing and warranty on the new side against lot size, trees and river access on the resale side.
