The three things quotes leave out

The enclosure. Ottawa's pool by-law requires a permitted, inspected fence before filling — minimum 1.5 m, non-climbable, self-closing self-latching gate. The surround. Decking or interlock around the pool is usually quoted separately and is a substantial area.

Water, if you are on a well. Filling an inground pool is tens of thousands of litres. A well with modest recovery cannot do it without being run hard, and the answer is usually a water delivery — worth pricing rather than discovering. The same applies to topping up through a dry August.

Heating, and the running cost nobody quotes

A pool in this climate without heat has a short season. A gas or propane heater is $4,500 to $9,000 installed and heats fast; a heat pump pool heater is $5,500 to $11,000, costs considerably less to run, and heats slowly — which suits a pool kept at temperature rather than one heated for a weekend. On propane, ask the builder to estimate seasonal fuel cost, not just install cost, because the two answers can point in opposite directions. And an automatic safety cover at $12,000 to $22,000 is expensive, but it cuts heat loss and evaporation dramatically and it is the only cover people actually use every day.
